How and when do I get paid?

We pay you by bank transfer. You can change your billing details under the 'Payment methods' section of 'My Rentals' in your Host account.

As a safety feature, We collect guest payments when you mutually agree a rental. To ensure peace of mind for both host and guest we release the payment 48 hours after the trip has begun.

Please note that the funds may take up to seven days to appear in your nominated account. You will receive an email when we make the payment with your chosen payment method. If you still have not received payment 7 days after receipt of this email please contact

How can I refund a guest?

If a guest contacts Love Home Swap to cancel their booking, we will automatically work out how much to refund and do this on your behalf.

Any amount due to you as per the conditions of the cancellation policy you agreed will be returned to you 7 days after the cancellation has been confirmed.

Can I amend or cancel a booked trip?

As long as you and your guests agree, you can make any changes you wish to your trip.

Alterations must be accepted by your guest. To submit an amendment request contact our customer services team on info@lovehomeswap.com, our team, who will confirm with your guest and make any updates to the cancellation policy. Alternatively, you may receive an alteration request from your guest.

Cancelling as a Host is currently not possible through the website. As a host you should never cancel any booking. Remember that your Guests have made their travel plans based on your commitment to them.

As such we are firm on our approach to host cancellations. As a host you will remain liable for the Host Fee for the trip if you cancel after it has been agreed and this amount will be recouped on your next booking agreed through the club.

What are service fees?

When you rent out your home through Love Home Swap there is a small fee of 3 to 5% for the service that we provide.

All payments are handled securely and are fully covered by our Host Guarantee.

Can I change my indicative price?

Yes. You can change your indicative price at anytime by visiting your My Rentals page: www.lovehomeswap.com/my-rentals. If you are already in a rental conversation with a guest you can adjust your indicative price with the guest to account for any seasonal changes.

What are your cancellation policies?

We offer four levels of cancellation policy that apply to bookings that are cancelled by the guest.


Relaxed Cancellation Policy

Bookings cancelled by the guest more than 2 weeks before the start of the stay - guest will receive an 85% refund.
Bookings cancelled by the guest between 1 and 2 weeks before the start of the stay - guest will receive a 42.5% refund.
Bookings cancelled by the guest within 1 week of the start of the stay - guest will not receive a refund.
Cancellations must be made by 12 midday CET (Central European Time) on the appropriate day.
Love Home Swap service fees are non-refundable.


Moderate Cancellation Policy

Bookings cancelled by the guest more than 1 month before the start of the stay - guest will receive an 85% refund.
Bookings cancelled by the guest between 1 month and 2 weeks before the start of the stay - guest will receive a 42.5% refund.
Bookings cancelled by the guest within 2 weeks of the start of the stay - guest will not receive a refund.
Cancellations must be made by 12 midday CET (Central European Time) on the appropriate day.
Love Home Swap service fees are non-refundable.

Bookings cancelled by the guest more than 2 months before the start of the stay - guest will receive an 85% refund.

Do I need to pay tax?

It is your responsibility to ensure you know and comply with the laws and tax rules of your country of residence and of the state or city where your property is located.

Typically, hosts may be required to charge and account for sales tax (such as VAT) and/or local/city tax (you may want to factor such costs into your price per night).

You may also be liable for income or corporation tax on the revenue you earn from bookings.

Can I charge cleaning and other fees?

Yes. You can incorporate your cleaning fees into your indicative weekly price. This means the amount will be taken along with the nightly rate when the guest pays for their stay. Alternatively you can agree these extra fees directly with the guest, making your own arrangements to get paid this money.

How do I list my home as available to rent?

You can visit the My Rentals page at www.lovehomeswap.com/my-rentals and set up each of your listed properties as available to rent here. All properties are automatically setup as available to swap as well.
