About our home

Currently looking for an exchange in the winter of 2020/2021

Our home is a modern, semi-detached, well maintained modern house. It consists of 3 floors, all rooms nicely furnished. It is in a quiet location on a dead-end street, very close to the beach and in short walking distance of the lovely towncenter, with shops and restaurants.

About our home:
The groundfloor (1st floor for Americans) was completely renovated in 2015 with new guest bath, white doors, new floors and a new modern white kitchen with black granite countertops and high-end appliances, an open plan living-diningroom with woodburning fireplace and doors to our decks and garden.
Sonos soundsystem in the living- and diningroom/kitchen area, as well as upstairs.

On the larger (covered) patio is a picknick table with benches and a new Weber gas-bbq. In the garden there is a small playhouse. The smaller deck has comfortable lounge furniture.

The 1st floor (2nd floor for Americans) has 3 bedrooms; the master bedroom (kingsize bed), our daughters bedroom has a queensized. The 3rd room has a sofa, that can double as a single or double bed, and a balcony. On the first floor is a full bathroom (bath, separate shower with rainshower, double washbasins and toilet).

The basement has daylight-windows and its main room (35 m2) is our tv-room/study, equipped with a large smart-television (Samsung Curve) incl. digital cable, Videoload, Amazon Prime and Netflix, wii station and dvd player. The tv-room has a loungestyle sofa that doubles as a high quality pull-out bed. In the basement there is a foodstorage with large second fridge and the entrance to our garage, a separate laundryroom with washer & dryer.

  1. We are a German/Dutch couple, my name is Annelies, I am 57 years old, my husband Winfried is 66. We have a daughter, Alexandra, who is 18 years old. In 2020 an 2021 she (probably) won't be traveling with us. Winfried just retired as principal of a school in Owingen and I work in sales, and as free-lance translator. The 4th member of our family is Lisa, our cat who is now 10 years old. You will need to take care of her, which basically means just feeding her. Whenever you want to go away for a couple of days, we have friendly neighbours who will be more than happy to take care of her.

    We are thrilled to live so close to our beautiful lake and know you will enjoy it too! We love traveling and enjoying other cultures. Winfried loves rowing, sailing, riding his motorcycle and paddling on his SUP, among many other interests. I am active in the local cultural life, like to do yoga and other mild sports. We both love cooking and entertaining. We have traveled a lot and we want to get our daughter accustomed to the same lifestyle. We are seasoned exchangers, with 15 years and over 25 exchanges experience. We have had so many delightful exchanges, this is the way to travel for us; several in the Netherlands (my home country), Germany, France, England, Spain, Italy, Greece, Canada, USA, Miami, Sarasota, LA (Newport Beach) and San Francisco and Bali, Indonesia. Our last exchange was a month in beautiful Queensland, Australia and now we are ready for more!

  2. Winfried is a very active retired principal and I work semi-fulltime in sales for a German manufacturing company, managing the Dutch and Belgian department. Besides that, I have some interesting clients in fashion for whom I translate their advertising content from German to Dutch.

  3. We love to entertain and enjoy the beach and watersports, our home reflects that. Our kitchen has everything you need and our table is large. We love to sit outside in summer or at our woodburning fireplace in winter and fall and enjoy a good glass of local wine. We also love hiking the beautiful area around Lake Constance.

Where is it?


Immenstaad is a resort town (6000 inhabitants) on the shores of Lake Constance (Bodensee) in Baden-Wurttemberg, Germany. The area is breathtakingly beautiful, probably one of the most beautiful landscapes in Europe. Close to the Alps, in the midst of wineries (do try the wines, they are outstanding!), rolling hills, historic villages, and let's not forget, the lake.

Lake Constance is great for swimming and all kinds of watersports. We own a SUP (Stand Up Paddleboard) for you to use. A yachtclub not far from us (5 minute walk) rents out pedalos, sailing- and motorboats, no special license needed as a guest!

Visit the island of Mainau (aka the Flower-island), it's lovely! We're close to Munich, Bavaria (2 hour drive) and Zurich, Switzerland 1,5 hour. The city of Stuttgart is 1,5 hour drive away. Visit the famous castle of Neuschwanstein in Füssen, Bavaria (about 2 hours). Several other old castles and quaint towns can be visited from our area in daytrips. The medieval castle in Meersburg is in the next town down the lake (10 minute drive), and the castle of Sigmaringen is about 45 minutes away.
Other cities worth a visit are Konstanz, Ravensburg, Überlingen, Lindau, Bregenz (Austria), St. Gallen, Baden-Baden and many more. Lots of outdoor activities too!

Venture into Switzerland or Austria, the mountains are around the corner. Visit the famous Schaffhausen Waterfalls, pictoresque Appenzell in Switzerland or the amazing gorge Breitachklamm near Oberstdorf.

The nearest international airport is the international airport of Zurich, Switzerland or you can fly via Frankfurt to the local airport of Friedrichshafen (5 miles from Immenstaad). The international airports of Stuttgart or Munich airports are good possibilities too.

Our town is a favorite holidayspot for Germans, nice and lively in summer, our house sits on a dead-end street and is therefore very peaceful. The pebblestone beach (free access) is only a 2 minute walk from our house. The view from the lake is on the Swiss mountains and just stunning. An indoor swimmingpool on the lake with all facilities, incl. large lawn for sunbathing, beach, beachvolleyball courts, a playground and toddlerpool is a few minutes walk further along the coast.

Immenstaad town has a shoppingstreet and 2 supermarkets, a weekly produce market and an organic foodstore. We have lovely restaurants, and delightful bakeries open also on sundaymornings for fresh rolls! It is a nice, quaint village with a holiday feel to it. Hiking in the area behind the lake is recommended; also a great area for biking. The biketour all around the lake is famous!

Use Immenstaad as a starting point for the many excursions and daytrips that can be made in the area; by car (car exchange negotiable), by bus, train or boat. Bavaria, Switzerland and Austria are very close. We'll leave all the necessary info in the house.

Look at for cheap day- traintickets (the so-called Baden-Württembergticket) from ¤23,- v.v. for max. 5 persons. Travel with this ticket as far as Basel (Basel has a trainstation in Germany!) in two hours direct from Friedrichshafen station.
