Located in the heart of the Irish midlands, with easy access to Dublin and Galway and the rest of Ireland by motorway, our home sits directly on the waterfront of Lough Ree and the River Shannon, which is a haven for fishing, boating, kayaking and sailing enthusiasts. Boats and other water sport equipment outlets are available for rent locally. World class golf resorts are located 5 and 25 minutes drive away from the property, and the large town of Athlone is a short 10 minute drive away, with extensive shopping, great restaurants and a lively bar and nightlife scene. The property includes large gardens, a tennis court and vegetable garden, with the use of bicycles and two kayaks included. Ample parking is also provided. A large patio and outdoor seating area with gas barbecue overlooks the lake and gardens. Mature trees surround the gardens, ensuring privacy. Our home is bathed in sunlight all day, with east, south and west facing living areas. Most rooms also overlook the lake, with stunning views from the master bedroom. Each of the three living rooms has a real log fireplace for cozy evenings in. A fire pit also allows the patio to be used into the evening when the temperature drops. Four luxuriously appointed bedrooms, two of which are en-suite, are located at first floor level overlooking the lake. Three reception rooms, a large kitchen diner, two studies and a utility area, garage and cloakroom/ WC form the ground floor accommodation. The kitchen is equipped with dishwasher, induction hob, oven with warming drawer, Nespresso coffee machine, and all of the necessary cooking and baking equipment that you may need.
