A beautiful 3-story Victorian townhouse (circa 1830s) just a short walk away from the centre of Dublin. The house has been completely refurbished in recent years to an exceptionally high modern standard. The house is fully centrally heated, with 5 independent zones. There is ample parking to the front of the house, as well as a very long (over 120 feet) and wide garden, which is a rarity for a house so close to Dublin City Centre.
The kitchen is on the middle floor of the house, with an interconnecting dining room. There is a large formal front living room on the same floor, with TV and fireplace. On the same floor to the back is an amazing lightbox area where one can sit and enjoy looking at the back garden/soak in the sun.
Upstairs, there are 4 bedrooms (1 with Super Kingsize bed, 1 with double-bed and two rooms with single beds) and a bathroom. On the ground floor, there as an additional large bedroom (1 double-bed) with ensuite bathroom (with walk-in shower) and also French doors to the back patio and garden. This floor has the main bathroom to the house, with a large free-standing bathroom and additional walk-in shower. There is a utility room with washer and dryer on the same floor, along with a cosy family room, with wood burning stove. French doors also open from this room into the patio area and garden. At the back of the house is a conservatory area with multiple doors out onto the patio area and garden.
The garden is mostly set out in lawn, with a large trampoline embedded into the ground. There is an old refurbished coachhouse at the back which is currently used for storage/additional space.
The Rathgar/Rathmines area of Dublin (known as D6) is a leafy suburb adjacent to Dublin City Centre. There are multiple shops, cafes, restaurants, cinemas etc. at your doorstep.
There is a broadband wifi available in the house, which is accessible from all 3 floors. There is also cable TV.
We are a family of 5. I am a scientist (cancer researcher) and my wife owns her own business. We have 3 kids, a college-going daughter of 21, as well as a son in high-school (17) and youngest daughter in middle school (12).

We love both city life, as well as heading to the sea on occasion.
Our house is located on Rathgar Road, which is a long avenue of protected redbrick houses built mostly during the Victorian era of Dublin. It is conveniently situated in between two main 'villages', Rathgar and Rathmines (approx. 2-4min walk from each). There are multiple top-quality restaurants and bars in these areas, along with two cinemas.
