About our home

Due to Covid-19 crisis, I don't swap my apartment this year, and will occupy it totally.
We stay open to imagine future swaps with your beautiful properties.
Stay healthy and keep safe!

Starting for the 2022 we could only consider simultaneous exchange but no points swap, because I am working from home.
For non-simoultanues swap we can eventually offer the possibility to host you into the lower floor, but we will also stay in the apartment, we have our own space upstairs including the kitchen and bathroom,so plenty of space and privacy for our guests,in this case my cat Doris will be also in the apartment but only into my own spaces.
The two levels apartment is situated on the 4th floor of a building of the beginning in the 1900, a typical building with an amazing view of downtown and hills. We are currently installing the elevator, so the 96 steps to reach the apartment won't be a problem, (it is quite a nice workout but then an amazing views from the very top of the city).

Situated 60 mt from Piazza di Porta Romana, and from the Boboli Garden entrance, very safe and green area and close to the center of the city,.You won´t need any car or public transport to move around, please also note the parking possibilities are very expensive, there are parking slots but with exaggerated fees days and nights.
The lower floor is available for holiday’s rental and exchange.
Iit has been recently remodeled by a great interior designer,with mid-century furnitures and vintage design items, I love modernist design and I hope my guests will appreciate my taste.
The upper floor of the attic has been also refurbished but is only for personal use, therefore not available for hosting any guests.
The ground floor can accommodate up to 3 people, but it would be ideal for 2 adults due to the fact that it is no kids friendly.
The nice and quite bedroom has a confortable queen size bed and a small sunny balcony, each room has a own private bathroom including showers.
The relax/reading room can also be used as guest room, with possibility of an extra single bed.
Both rooms with warm wooden floor, are very sunny and silent, being situated on the rear side of the building, they are not only very quiet but also have a nice view of the Bellosguardo hill.
The living room, kitchen and a third bathroom are also situated on the down floor.
The very bright living room has a large and comfortable Mid-Century Sofa, Antonio Gorgone style chairs ,HI-FI and TV (Italian chanels), neverthless Fresco on the high ceiling and a terrific view of Florence.
The new bright and inviting eat-in kitchen has all amenities, wooden floor and a nice view of Bellosguardo, for the coffee friends we have all the sort you may with italian moka, caps or americans coffees´maschine.

Please note that e that Florence can be quite hot in late spring and summer, and in my apartment there is no air conditioning, I don´t like AC and I am not willing to install it, so if for you this is a must for you, I would suggest to avoid to swap my place during the summer months (from Mid.June to end August).
Nevertheless we have a fan available for you, which we like more and it's definitely more planet friendly!

VERY, VERY,VERY IMPORTANT: Please note that this is a nonsmoking apartment.

The apartment is situated in the central area of Florence (Toscana, 5 km from the airport of Florence or 45 minutes by bus or train from Pisa airport) city bus stop and taxi area just in front of the building, you won´t need any car.
There is a supermarket very close to the building, you just walk the Via Romana, almost 200 mt from the main door and it is open until 9 pm and also during the weekend, Porta Romana also offers small daily vegetable markt, many shops/grocery shops, an amazing bakery/ice-creams shops and nice restaurants, therefore you will easily get all what you may need.

The final cleaning will be always done by our maid with application final cleaning fees of 60 Euros.

The first grocery necessary for breakfast can be organized on request, thanks for providing the list for your first breakfast that will be available on request with application of costs.

Only non-smoking guests, no pets, considering that our cat Doris will be eventually around,no kids because the apartment is not ideal for kids, therefore we can only accept to swap with maximum two adults.

Where is it?


The area of Porta Romana is one of the most green and charming at the border of the walls, walkable distance to restaurants and touristic points.
The building is situated just in front of one entrance of Giardino di Boboli, close to Oltrarno, Piazza Santo Spirito and Borgo San Frediano will offer you many bars, restaurants and also daily local markets.
Easily to reach by walk or eventually by bus the neighborhood offers restaurants, cafes, internet point, supermarkets.
The Oltrarno area is just 5 minutes’ walk, with the nice and funny area of Santo Spirito very close to the apartment.
Daily market in Porta Romana and at Santo Spirito Square, about 10 minutes walking from the apartment.
