About our home
Magliano in Toscana is a magical medieval village, which struck our heart when we bought this house that we now want to share with friends from all over the world. It is a walled village, that is, surrounded by ancient walls from the 1600s. Many houses in the town date back to that time; ours was built between 1500 and 1800. In fact, it maintains ceilings with ancient exposed wooden beams or vaulted brick roofs. In the restorations we have tried as much as possible to maintain the characteristics, also highlighting the old stone walls and using handmade Florentine terracotta floors, as in ancient times. Obviously, the house is still equipped with all modern services. It has an independent entrance and is spread over three floors: ground floor, first floor and second floor. The entrance, on the ground floor, is a room furnished with a sofa and equipped with a sink and a toilet. Also on the ground floor there is a storage room / cellar where a tank for washing wetsuits is installed for those who love diving and there is an additional refrigerator to keep white wine and soft drinks cool. A staircase leads to the first floor dedicated to the sleeping area. Here are the three double bedrooms (one is equipped with a sofa bed, more than the six indicated), a bathroom complete with sink, shower, toilet and bidet and one equipped with sink and bathtub / shower. A corridor allows access from the bedrooms to the bathrooms and the staircase to go to the second floor. Here is the living area with the kitchen, equipped with fridge, oven, dishwasher, washing machine etc., and a living room with a large sofa, TV etc. Also on this floor there is a toilet that allows you to avoid ups and downs. From the living room there is access to a large terrace (30 sqm) between the roofs of Magliano from which you can see the sea, Mount Argentario, and the Uccellina park. The terrace is set up as a living room with masonry seats covered with comfortable cushions and furnished with a table where 6-10 people can eat outside. The terrace is full of flowers, flowering bushes, succulent plants in typical Tuscan terracotta pots that give the feeling of being in a real hanging garden.
In spring, autumn and summer it is a pleasure to stay here with friends. The climate is mild in spring and autumn and dry (but breezy) hot in summer. All rooms are equipped with air conditioning and heat pump that allow you to have excellent comfort throughout the year. We have also equipped the house with two beautiful Florentine terracotta stoves, more for furniture than for necessity. In winter, they can be lit and fired with wood to get the pleasant sensation of natural warmth and the scent of wood.

Magliano in Toscana è un paesino medioevale magico, che ha colpito il nostro cuore quando abbiamo comprato questa casa che adesso vogliamo condividere con amici di tutto il mondo. E' un borgo murato, cioè circondato da antiche mura del 1600. Molte case all'interno del paese risalgono a quell'epoca; la nostra è stata costruita tra il 1500 ed il 1800. Mantiene infatti soffitti con antichi travi di legno a vista o coperture a volte di mattoni a vista. Nei restauri abbiamo cercato il più possibile di mantenere le caratteristiche, mettendo in evidenza anche le vecchie mura di pietra ed utilizzando pavimenti di cotto fiorentino fatto a mano, come nell'antichità. Ovviamente, la casa è comunque dotata di tutti i moderni servizi. Essa ha un ingresso indipendente e si sviluppa su tre piani: piano terra, primo piano e secondo piano. L'ingresso, a piano terra, è una stanza arredata con un divano e dotata di un lavandino e di un wc. Sempre a piano terra c'è un ripostiglio/cantina dove è istallata una vasca per il lavaggio delle mute per chi ama fare diving e c'è un frigorifero aggiuntivo per tenere al fresco vino bianco e bibite. Con una scala si raggiunge il primo piano dedicato alla zona notte. Qui ci sono le tre camere da letto matrimoniali (una è fornita di una poltrona letto, in più rispetto ai sei indicati), un bagno completo di lavabo, doccia, wc e bidet ed uno attrezzato con lavabo e vasca da bagno/doccia. Un corridoio permette l'accesso dalle camere ai bagni ed alla scala per andare al secondo piano. Qui si trova la zona giorno con la cucina, attrezzata con frigo, forno, lavastoviglie, lavatrice ecc., e un soggiorno con un grande divano, TV ecc. Anche a questo piano c'è un wc che permette di evitare saliscendi. Dal soggiorno si accede ad una grande terrazza (30 mq) tran i tetti di Magliano da cui si può vedere il mare, il monte Argentario, ed il parco dell'Uccellina. La terrazza è predisposta a salotto con sedute in muratura coperte da comodi cuscini ed arredata con un tavolo dove si può mangiare all'aperto in 6-10 persone. La terrazza è ricca di fiori, cespugli fioriti, piante grasse in tipici vasi di terracotta toscana che rendono la sensazione di stare in un vero giardino pensile.
In primavera autunno ed estate è un piacere stare qui con gli amici. Il clima è mite in primavera ed autunno e caldo secco (ma ventilato) in estate. Tutte le stanze sono dotate di condizionatore e pompa di calore che permettono di avere un ottimo confort durante tutto l'anno. Abbiamo anche dotato la casa di due belle stufe di terracotta fiorentina, più per arredo che per necessità. Esse, in inverno, possono essere accese ed alimentate a legna per trarre la piacevole sensazione del calore naturale e del profumo del legno.

“We just returned from a week-long stay at Franco\'s place in Magliano in Toscana. Franco\'s place was just as described on the exchange site. We found it very clean and charming. Each of the three double bedrooms had their own character. The bedroom in the back with no street facing window had an ingenious ceiling window builtin to the bench on the upstairs terrasse. The upstairs terrasse was a perfect place for alfresco dining, especially breakfast. Magliano itself is also very charming, with some nice restaurants, and little grocery stores, with everything you might need. The short walk on top of the city wall is a perfect place for watching the sunset over the Med approx. 20 km away. Even though there is no parking inside the city walls, we easily found parking just outside within a 5 min. walk from the apartment. Magliano is also well situated for exploring southern Tuscany as well. We visited Rome for the day by train. We parked in Civitavecchia - little more than an hour drive - and took the train from there, but would recommend a smaller city along the train lines as we had a very hard time finding parking there. We also bought tickets for the hop-on/hop-off tourist bus in Rome which was a great way of exploring Rome in a short period of time. We also visited the Argentario peninsula; the beaches near Port Ercole where very nice. We visited Siena by car, and would highly recommend a trip Pitigliano. Upon returning home, we found our home had been well taken car of; it was difficult to tell that anyone had even been here. Communication with Franco, before and during our exchange, was very good. We highly recommend an exchange with Franco and look forward to our next trip to Tuscany.”

We are Daniela (67 years old) and Franco (71), a married couple with two daughters: Francesca (45) and Silvia (42) and three grandchildren: Caterina (23) and Alice (16), Olivia (4). Daniela is retired, she worked at the University of Venice, Franco taught at the University of Verona. We like to travel in our free time that we would like to gradually increase. Sometimes we travel with our daughters and grandchildren, more often just the two of us or with one or two pairs of friends. We have traveled quite a lot, in many parts of the world, and we have already done nine exchanges: in Ireland, in California (San Francisco), in Florida (Naples), Belgium (Brussels), Paris, UK (Cornwall), Rome, Chicago, Switzerland (Lucerne) (always with full satisfaction). We would like to combine the home exchange with a certain advance (via e-mail, WhatsApp ...) to get to know our partners, get familiar with them, maybe be able to meet them on arrival and therefore make stays easier.
We love our homes and we keep them in the best conditions, including cleanliness. We will behave in your home as if we were in our own home.

Talvolta viaggiamo con le nostre figlie e nipoti, più spesso solo noi due o con una-due coppie di amici. Abbiamo viaggiato abbastanza, in molte parti del mondo, e abbiamo già fatto nove scambi: in Irlanda, in California (San Francisco), in Florida (Naples), Belgio (Brussels), Parigi, UK (Cornwall), Roma, Chicago, Svizzera (Lucerna) (sempre con piena soddisfazione). Vorremmo combinare lo scambio di casa con un certo anticipo (via e-mail, WhatsApp ...) per conoscere i nostri partners, familiarizzare con loro, magari poterli incontrare all'arrivo e quindi rendere più facile i soggiorni.

It is a real pleasure to describe the wonderful context in which Magliano in Toscana is located. In fact, this country occupies a splendid geographical position in the delightful and fertile Tuscan Maremma: close to a sea and beautiful beaches, an interior rich in medieval walled villages, an enchanting countryside with sweet landscapes and breathtaking scenery, at a close distance from the major cultural centers and historians of Italy. Magliano in Toscana is 10 km as the crow flies from a sea that alternates beautiful tourist or unspoiled beaches (Feniglia, Macchiatonda, Alberese & # 8230;) to dream cliffs (Talamone, Argentario ...) and the possibility, through the many tourist marinas (Talamone, Porto Santo Stefano, Porto Ercole, Punta Ala, Marina di Grosseto, Castiglion della Pescaia;) to access, with small organized daily cruises, the beautiful islands of the Tuscan Archipelago (Isola del Giglio, Isola di Giannutri, Elba Island among the closest, but also Capraia, Montecristo and Pianosa (further away)). A few kilometers away is Orbetello, a picturesque town set in a splendid lagoon enclosed between Monte Argentario and two large strips of beach (Feniglia and Giannella). Orbetello is also interesting for its liveliness and evening shopping. As for the interior, the landscape of the Tuscan countryside is sublime, rich in ancient olive groves and vineyards (several important Italian wines are produced in the area: Morellino di Scansano, Chianti, Brunello di Montalcino etc.). The medieval villages that dot this territory (within 20-50 km) are: Capalbio, Pereta, Montiano, Scansano, Manciano, Montemerano, Pitigliano, Sovana and Tuscania (the latter two are distinguished by their Romanesque churches from 1000-1200), Saturnia with its splendid natural spas. Tarquinia should not be forgotten, where we find the most important Etruscan archaeological finds and museums. In the evening in these villages and in Magliano itself you can experience cultural and gastronomic events, especially in summer. In Magliano, within the walls, gastronomy reaches the highest levels of Tuscan cuisine in the various and excellent restaurants !!!
Broadening the horizons, within a radius of no more than 100-200 km, some of the most important cities of art and culture in Italy can be reached in one to two hours by train or car: Rome, Florence, Siena, Pisa, Viterbo.
E' un vero piacere descrivere il meraviglioso contesto in cui si trova Magliano in Toscana. Infatti, questo paese occupa una splendida collocazione geografica nella ridente e fertile Maremma Toscana: vicino ad un mare e spiagge bellissimi, un interno ricco di paesi medioevali murati, una campagna incantevole con paesaggi dolcissimi e scenari mozzafiato, a distanza ravvicinata dai maggiori centri culturali e storici d'Italia. Magliano in Toscana è a10 km in linea d'aria da un mare che alterna bellissime spiagge turistiche o incontaminate (Feniglia, Macchiatonda, Alberese …) a scogliere da sogno (Talamone, Argentario ...) e la possibilità, attraverso i molti porticcioli turistici (Talamone, Porto Santo Stefano, Porto Ercole, Punta Ala, Marina di Grosseto, Castiglion della Pescaia …) di accedere, con piccole crociere giornaliere organizzate, alle belle isole dell'Arcipelago Toscano (Isola del Giglio, Isola di Giannutri, Isola d'Elba tra le più vicine, ma anche Capraia, Montecristo e Pianosa (più lontane)). A pochi chilometri si trova Orbetello, una pittoresca cittadina inserita in una splendida laguna racchiusa tra il Monte Argentario e due grandi lingue di spiaggia (Feniglia e Giannella). Orbetello è anche interessante per la vivacità e per lo shopping serale. Per quanto riguarda l'interno, il paesaggio della campagna toscana è sublime, ricco di antichi oliveti e vigneti (nell'area si producono diversi importanti vini italiani: Morellino di Scansano, Chianti, Brunello di Montalcino ecc.). I paesi medioevali che costellano questo territorio (entro 20-50 km) sono: Capalbio, Pereta, Montiano, Scansano, Manciano, Montemerano, Pitigliano, Sovana e Tuscania (questi ultimi due si distinguono per le loro chiese romaniche del 1000-1200), Saturnia con le sue splendide terme naturali. Non va poi dimenticata Tarquinia, dove troviamo i più importanti reperti archeologici etruschi e musei. Di sera in questi paesi ed in Magliano stesso si possono vivere eventi culturali e gastronomici, in particolare in estate. A Magliano, entro le mura, la gastronomia raggiunge nei diversi e ottimi ristoranti i massimi livelli della cucina toscana!!!
Allargando gli orizzonti, entro un raggio di non oltre 100-200 km, sono raggiungibili in una-due ore, in treno o in macchina alcune tra le più importanti città d'arte e di cultura d'Italia: Roma, Firenze, Siena, Pisa, Viterbo.
