We have a beautiful, large period farmhouse,set in almost 5 acres of its own land, including gardens, pond, paddocks and orchard, in a quiet valley in Devon, officially designated Area Of Outstanding Natural Beauty (AONB). There are panoramic views from every window, over fields and up to woods, where you can walk, ride or cycle and a track to which is right on our doorstep. Set down a private drive, we have 4 neighbours, the four properties being barn conversions, and our house being the original farmhouse.
The farmhouse is situated just 3 miles from the stunning East Devon coastal resorts of Beer and Branscombe. The nearest town is Colyton (2 miles) famous for its status of being The Most Rebellious Town in Devon! There is a tram that runs from Colyton to Seaton, which passes through 2 nature reserves where you can spot many unusual birds. Lyme Regis is famous for its fossils and is part of the Jurassic Coast, a World Heritage Site. It is just over the border in Dorset, a few miles away, where you will find charming shops,boutiques,restaurants,cafes and a cinema. Lyme Regis has a sandy beach, fishing trips, mini golf, and the dinosaur museum. Sidmouth is 9 miles away, offering shopping, golf and the Donkey Sanctuary.
Axminster is easily reached and is known worldwide for its carpets and now the home of Hugh Fearnley- Whittingstall's River Cottage Canteen - very popular with visitors - it is essential to book in advance!
The market town of Honiton famous for its lace is a 20minute drive away whilst Exeter is a 40 minute drive. Just outside Exeter on the coastal road is Crealy, an adventure Theme Park and nearby Kart Racing.
There are numerous beaches, walks, bike rides, horseriding, pubs, or if you prefer the quieter life just relax in our house and grounds.
Our house has been tastefully and lovingly restored and decorated, whilst losing none of the original character.
The kitchen was installed in 2012 with an AGA and is a true farmhouse kitchen being the centre of the house.
We have 2 modern family bathrooms, both with separate power showers and bath.
Our dining room has wood panelling and William Morris wallpaper, lovely old paintings, a suit of armour and woodburner.
The large sitting room is neutrally decorated and very restful, seating up to 10, with a beautiful antique chandelier. There is a large TV, DVD's and games consoles. It has a woodburner and double doors opening out to the rear patio which has a large table and chairs and BBQ.
There are 5 double bedrooms, sleeping 11 including a beautiful mahogany 4 poster bed. We have luxury towels and bedlinen, and also some Cath Kidston towels for the kids!
We have a large well stocked playroom/study/den. Also above the triple garage is a further games room, with a pool table/table tennis table, more toys and comfy sofas.This house is full of English country charm and character.
Our garden is fenced off from the paddocks in which we have 6 ponies including 3 adorable miniature shetlands (all minded by a neighbour) There are garden toys, netball ring,paddling pool, a swing and huge trampoline.
We have 3 chickens who are almost guaranteed to lay 3 eggs a day, there is nothing quite like free range fresh eggs.
We have 2 friendly dogs GSD (alsatian) and labrador which can stay or go to kennels.
Our 3 friendly cats would be delighted to stay home and they love attention, otherwise we are happy to send them to a cattery.
We have baby equipment, cot, highchair, single buggy etc and we are a NO SMOKING house!
We have a second house in Hertfordshire, a cottage , sleeps 6 just 15 mins from the Harry Potter studios and accessible to London (30mins by train) which we could also offer as well.
A car is also available for exchange.
