About our home

Kinellan Road is one of Edinburghʼs most sought after addresses, situated only 2 miles West of the capital's city centre.

The Murrayfield area has retained its leafy environment and residents enjoy a lovely lifestyle. We are close close to several parks, walks along the Water of Leith and Stockbridge and the bustling West End is only a few minutes by bus or car and around 20 minutes on foot. We have two art galleries in walking distance. We will leave bikes (2 adults, 2 kids) and a car so you can zoom about. We are also right beside Murrayfield golf club.

There is lots to do in Edinburgh all year round but in mid August The Edinburgh Festival and Fringe it's taken to a whole new level. There are lots of theatre, music, film and food opportunities to explore.

A modern townhouse, 2b Kinellan Road is contemporary in design but not in its proportion; the rooms are very spacious and over the 3 floors it extends to just over 2700 sq ft or 250 sq m. It features extensive use of glass, 5 bathrooms and a superb family public space to the rear of the house with direct access onto the sunny private gardens.

The accommodation is on 3 floors with a wheelchair accessible toilet on the ground floor and the large kitchen/dining room/family room. The superbly equipped kitchen has an oven and hob, integral microwave, fridge-freezer and dishwasher. A breakfast bar at the central island is perfect for casual dining. There's also a stunning 2.7 metre reclaimed oak table with bench seating which easily accommodates 10. There is plenty of crockery, cutlery and glassware for those wishing to prepare a meal at home. Bifold doors open out onto the decking and then to a lovely west-facing garden.

A flight of stairs lead to the first floor of the property which has a generous hallway with rooms leading off it. A large and airy family room with sofa, TV and baby grand piano, a family bathroom and two children's bedrooms; one with bunk beds, the other with a day bed (currently setup as a single bed but can be unfolded to a double). This room also has an en suite with shower.

Stairs lead you up to the top floor with a double guest bedroom with stunning westerly views and a very large en suite shower room with sink, WC and bidet and then across a small landing to the master bedroom. A very large and airy room with kingsize bed and a large en suite bathroom with shower, WC and bidet. It also features an incredible 4 metre wide floor to ceiling window which faces east and enjoys the morning sun.

The house has underfloor heating throughout, combined with the high quality carpeting in all the bedrooms give a truly luxurious feeling across all 3 floors.

High speed WiFi is included along with Digital TV in the two family rooms as well as the guest bedroom.
