“A fabulous place. Need I say more?! it gave something for three generations, and with enough space for us all to do our own thing. So you might find a two year old waltzing, to the piano, with a giant teddy bear, in the hall, her grandparents sitting dreaming by the lake, and the middle generation playing tennis or table tennis, or feet up reading (so many books, so little time). Loved feeding the chickens, watching the fish, stroking the cats, spotting deer, fox, heron, kingfisher. A beautiful home and a privilege to be there.”

About our home
We moved out of London about 7 years ago and have never looked back! We absolutely love our house, tucked away at the bottom of a lane in rural Sussex . The garden is about 12 acres - half garden and half bluebell woodland. There’s a large lake (rowing boat included !) and a river running round the edge of the property.
There is loads of space outside for entertaining or lounging. And lots of different places to sit. Tennis court , bikes , fire pits, pizza oven, table tennis and several BBQs.
Inside, there are 7 bedrooms, 3 en-suite bathrooms, a family bathroom and a large wet room with shower . There’s a large conservatory , a playroom and a huge drawing room with a big open fire. The kitchen has an aga, electric oven and hob and every bit of cooking equipment you can think of, including juicer, coffee machine, food processor , blender, meat slicer , kitchen aid etc etc!
There is excellent internet access - 100MB fibre installed throughout the house and gardens - and an office for anyone who needs to work from home. The local train station is 10 minutes drive , with direct trains to London Bridge.

There are chickens, a greenhouse and large veg patch . We also have three very well behaved and low maintenance cats !
We have built a large yoga platform in the wood and plan at some point to start running yoga retreats here . But for now, we would love to try house swapping ! 2021 is the first year we’ve explored this and excited to see all the beautiful places on this website .
We have three teenage children so restricted to swaps in the school holidays at the moment and ideally we are looking to swap with places of a similar size . But we can also be flexible on that so please do get in touch if you’re interested

“We had an absolutely wonderful week staying at Moon's Mill. We actually did the swap the minute lockdown regulations allowed and I was ready for any change of scene at all but it really couldn't have been been better. The house is really comfortable and full of interesting nooks and crannies, the garden is a delight and we enjoyed exploring the grounds and admiring the many ongoing projects. Breakfast in the conservatory, lunch at the massive oak table on the terrace and dinner indoors, reading by the fire and feeding the chickens - we loved it all. We also went on wonderful walks along the coast and on the South Downs and were lucky to have both a snowy awakening and lots of sunny days as well. We'd love to go back one day and hope Rob and Julie enjoyed our rectory as much or that we can entice them to Spain one day. Thanks again and hope to see you again, maybe next year. Plym and Tony”

Moons Mill is an Arts & Crafts inspired Edwardian House in the village of Hadlow Down, East Sussex. The current house was built in 1901 and the location has been known as Moons Mill since 1912. Close to amenities but also far from the madding crowds
An hour by train to London, East Sussex has much unspoilt coast, the South Downs, Ashdown forest and many other outdoor activities. Shopping options in Tunbridge Wells & Lewes are again unique and quirky and about 25 minutes drive from Moons Mill. Brighton is about 45 minutes away.
