About our home

Our home was built in 2003 and set in a typically modern housing community. We enjoy the best of both the urban and rural worlds being situated on the edge of a new town while in the heart of the English countryside. We are 30 miles from the hustle and bustle of London, while also 30 miles from historic Cambridge and Newmarket. We live relatively close to major transport links including the A1m that joins London to Edinburgh and regular commuter trains into Kings Cross (30mins). The county of Hertfordshire has a significant Roman and Royal history with Hatfield House (Elizabeth I) and the city of St Albans as well as many market towns and two garden cities.
Our house immediatley opens onto rural countryside where you can enjoy many hours of walking and hiking.
The house itself is a modern, 3-storey, detached building of approximately 2,500 square-feet. It has 3 reception rooms on the ground floor (although the lounge and dining room are open), including a conservatory. There is a good sized kitchen (with TV/DVD/Sat-TV) with an adjoining utility room and downstairs cloakroom.
The Lounge has a 50in HD TV with DVD, Sat-TV and Nintendo Wii. The sofas all recline for added comfort and the gas fire can give a cosy feel on a cold, dark evening. The hallway, kitchen and conservatory have underfloor heating which allows the conservatory to be enjoyed all year round.
The dining room can hold eight comfortably and the kitchen has four stools for casual dining. The conservatory has a large and wide selection of books and the bright and airy feel lends itself to many hours lost in a good book!
On the first floor there is one double bedroom and a twin (although the twins can be zip-and-linked together to form a super-king) and a third bedroom with en-suite facilities. The third bedroom is currently designed for the use of a child, with a bunk bed and sofa-bed. This room also contains a computer, TV/Sat-TV and playstation-3/DVD player. This floor also houses a family bathroom (with bath and shower) and an office with internet access.
The second floor contains the master bedroom and ensuite as well as a nursery. The bedroom has a kingsize bed and a pull out sofa-bed while still leaving room for a cot (if needed). The nursery furniture can be used as either a cot or a five-foot bed giving maximum flexibility. The master bedroom also contains a TV and DVD.
The garden is compact but well designed with a beautiful eight-seater table, a unique BBQ station, a sun-terrace and room for children's games (including a tramopline, slide and swing).
We are situated at the end of a cul-de-sac so no passing road traffic gives peace and tranquility while still being situated on the edge of an urban sprawl.
There is a small playground within a stone's throw of the house for any travelling family with small(ish) children and a larger (120 acres) park with varied wildlife, an 11 acre sailing lake, fishing opportunities and children's activities (aqua playground) within a couple of miles. The nearby garden city of Letchworth and the market town of Hitchin also host outdoor and indoor pools as well as cinemas, kids play centres and bowling alleys in Stevenage itself.
The location of this property is its 'Unique Selling Point'; whether you want a stroll in the countryside or a trip to the capital, our home allows you to have both while returning to a modern, clean, spacious home to relax and unwind after a long day of activity!
We also have various bikes available for use and a 7-seater Landrover Defender, if car-swapping is of interest.
We are child/baby friendly with highchairs and stair-gates. We are also pet-friendly owning two Old English Sheepdogs (the dogs can be re-homed if swappers would prefer).
We have cleaners available (if desired) and very friendly helpful neighbours.
