About our home

Our timber framed Hall House dates back to the 1480s and is set in the peaceful Kent countryside close to Leeds Castle. Inside it has been tastefully refurbished to a very high standard and features a spectacular double height kitchen which is very well equipped (I am an enthusiastic cook and I don't like poor quality equipment!).

There is a large garden with many exciting features for children (trampoline, wendy house, climbing frame fortress etc), plus a working vegetable garden that always has some crop that needs eating.

There are two lounges, one featuring dark wooden panelling from a monastery, thought to have been bought to the house in the 17th Century. It has an inglenook fireplace, perfect for cozying up with a glass of wine. The other lounge, which we call the sun room, faces down the garden and windows on three sides, so is a lovely spot in summer.

There is a breakfast room attached to the kitchen which can seat 10 people at a squeeze and a dining room that seats up to 12 comfortably.

The garden has a large round table with a parasol that has 8 chairs, but can easily seat more and a smaller table that seats 4. There are two barbecues.

It is only an hour from London on the train which is a 6 minute drive away at Headcorn. And we are within 40-60 minute drive of about 15 beaches (Whitstable, Camber Sands, Margate, Hastings, Rye, Dymchurch etc).

The bedrooms are as follows:

Master bedroom with super king size bed and ensuite
Kingsize double room with ensuite (but ensuite can be shared with nearby double if they are both in use because it is off a little corridor not off the double room itself)
Double room on top floor (which also has a double mattress underneath the bed which can sleep children on the floor)
Twin bedroom on top floor at the other side of the house
2 x Kids bedrooms with single bed in each

Above everything else we are interested in skiing swaps. We are also interested in weekend swaps within the UK in similar sized properties - I have marked weekends as unavailable because I wanted to show the larger stretches of time we have available and I couldn't be doing with the faff of inputting 52 weekends individually as available (!), but we are very open to weekend swaps within a few hours of Kent and currently have lots of availability for 2019.

Sadly we just don't have the budget at the moment to go on far flung holidays in exotic locations, so we are not really interested in direct swaps in those types of locations.

Plus this is our main home, so we are not open to swaps during school term time, unless they are a ski swap!

Where is it?


Our village Sutton Valence is well placed for lots of attractions nearby. We are fairly central in Kent, which means we are only about 40-50 minutes drive from the seaside towns on the north, east and south of the county.

Leeds Castle is only 10 minutes drive from our home, and within 50 minutes drive there are plenty of other similarly historical landmarks such as Hever Castle, Knole, Penshurst Place, Sissinghurst etc. And for those interested in gardens there are a phenomenal number of open gardens in the NGS scheme each year in Kent. You can virtually visit a garden a day if you are so inclined. Begebury Pinetum is a 30 minute drive and well worth a visit for people with or without children. If you have children they will love the network of playgrounds all linked by walking or bike tracks. There are also mountain bike trails as well as lovely walks.

Nearby we have Tenterden (20 mins), Cranbrook (20 mins) and Tunbridge Wells (40 mins) which are all very picturesque towns with lovely shops, cafes and restaurants.

Only 50 minutes to London on the train. Canterbury, Chatham and Tunbridge Wells all have good theatres. Margate has the Turner Contemporary.
Walks in the park
Leeds Castle is beautiful, as is Scotney Castle near Tunbridge Wells. Mote Park in Maidstone is huge and great for walks. Bedgebury Pinetum is about 25 minutes away and is a great place for a walk or mountain biking.
Spot of exercise
Bedgebury for biking. Leisure centres in Maidstone and Tenterden. Health clubs in the nearby hotels such as the Mercure.
Day tripping
Leeds Castle, Whitstable, Hastings, Battle, Rye, Scotney Castle, Bedgebury, Margate Dreamland, Chartwell (home of Winston Churchill), Knole Gardens, any of the National Garden Schemes open gardens that run all summer long, Brighton, London.
