About our home

We are open to "Points Swaps" and may consider "Non-simultaneous Swaps", we are not interested in rentals or "Direct Swaps". Ours is a 900 sq ft Ground Floor Unit, it is the "guest house" of our 2 story home. South facing view to the Channel Islands 50' beachfront deck, private stairway to the *sand*. This is a public beach, as are all beaches in California. All beach photos are taken from our deck! Bedroom 1 - queen bed, Bedroom 2 - 2 twin beds, living room - 2 quality full size futons and a gas log fireplace. Remodeled bathroom with walk in shower with rain shower head plus hand held & upper & lower jets. Full kitchen includes refrigerator with ice maker, gas range & oven, dishwasher. Deck has 10'x16' free standing awning, deep seat patio group for 4, 2 chaise lounge chairs with cushions, dining table for 6 with ez up 7.5' umbrella + 4 Adirondack chairs with cushions and coffee table, a Weber charcoal barbecue with briquettes for your convenience. Outdoor shower (hot&cold) & small beverage refrigerator. DIRECTV in living room and each bedroom. Washer & dryer in garage. Three (3) outdoor parking spaces.
We prefer arrivals not earlier than 3:00pm and departures not later than noon.
Smoking of any type is not allowed within this home.
PLEASE NOTE, as nice as our photos display our beach, these are summer photos. During the winter months the high tides actually hit our 13' tall seawall and splash to a height of 30+ feet, washing completely over our deck. At low tide you could access the beach, but winter tides usually erode the sand and the beach surface may be totally cobblestones, very little if any sand surface at that time. Sunbathing during the winter may be uncomfortable at best.
*Not much sand December through April* Beach erosion varies - Fishing License required from deck or beach - Railroad tracks and US 101 Freeway on the roadside of our home - We may or may not be upstairs during your stay but you will have exclusive use of the ground level deck area.
Neighborhood "Rules and Regulations" will be furnished before you commit. Overnight guest limit is six (6) persons, daytime guest limit is maximum sixteen (16) persons.
We do require a $150.00 cleaning fee payable in cash upon arrival.
We are willing to provide a "simple grocery shopping" service prior to your arrival and will give you the receipt to be refunded to us with cash.
It is a 25 mile drive to Santa Barbara and 45 mile drive to Malibu.

Rules for Visitors

Welcome! Faria Beach is a wonderful, friendly and unspoiled California beach community. During your stay with us, please observe the following rules to help us keep it that way.

➢ No weddings, large parties or other commercial events are permitted unless pre-approved in writing by the Homeowners Association Board.
➢ Exterior floodlights, spotlights (including out to the ocean), loud noise or music must be turned off between 10 pm and 7 am. Turn off unnecessary exterior lights (reasonable and customary security lighting excepted). Keep daytime music at a reasonable level.
➢ Seawalls & stairs are private property. No Trespassing!
➢ Fireworks, fire pits, and all other hazardous or illegal materials are strictly prohibited.
➢ Parking, except in designated guest parking areas is prohibited. Please do not block driveways or the bike lane on Pacific Coast Hwy and obey parking signs. Do not turn around in driveways.
➢ PCH’s 45 MPH speed limit is strictly enforced. Children At Play!
➢ Put trash bins out late Thursday, return on Friday morning. Our trash service will not collect bags of trash outside of a trash bin. Dumping anything into the ocean is illegal.
➢ Help keep our beach and property clean & safe.
➢ No skateboards or rollerblades allowed on our property. Remember to keep the gates closed.
➢ It is prohibited to launch or beach jet skis at the Cove or at our property. Limit speed to 5 MPH within 200 feet of shore or near swimmers or surfers. Boating laws & regulations: www.dbw.ca.gov
➢ Unmanned “drones” are strictly prohibited.
➢ Faria Beach wildlife and tide pools are protected by Federal & State authorities. Harassing, capturing or killing wildlife (including starfish) will result in severe fines. It is unlawful to approach sick or injured marine mammals and may be dangerous to you and the animal. Instead, report to Animal Rescue (805) 567- 1505. Never feed seagulls, squirrels, or other wildlife. It is unhealthy for them and our community.
➢ Adults (16 & older) must have a license to fish (even from our own seawall), including for grunion, clams, mussels and squid. Game wardens do patrol using binoculars. Licensing information: www.dfg.ca.gov
➢ Faria Beach is on a Shared Septic Sewer System. Do not put diapers, baby wipes or other “flushable” towels, feminine products or other such items down toilets; they are not flushable, they will clog the system and you will be billed for “roto-rooter” service.
➢ Secure your possessions, be security aware.
➢Smoking or vaping is prohibited inside our home and outside anywhere your smoke or vapors could annoy a neighbor.
➢At all times respect the privacy of our residents. Failure to observe the Rules will result in forfeiture of your deposit and/or eviction.

Our rules are based on our Homeowners Association's Covenants, Conditions, & Restrictions (CC&Rs) contained in the By-Laws, the Ventura County Ordinances and the California Penal Code.

Give a copy of these rules to all visitors.
TRASH pickup is Friday. Put your containers out Thursday evening or before 7:00am Friday morning. Containers should not be left out all week. Do not set out bags of garbage, lacking prior approval, they will not be picked up. Additionally, sea gulls and squirrels ravage them. Arrange with a neighbor or property manager to insure trash and trash bins are handled properly if you are absent and your guests are leaving mid-week.
PARKING cannot interfere with your neighbors' access and can never block or encroach upon the bike lane. Blocking the bike lane is illegal as well as inconsiderate and dangerous to both the public and the bike rider who must swing out into traffic.
DOGS are not permitted to run loose on the beach. Animal waste must be cleaned up by animal owner. Don't pollute the ocean.
TIDE POOLS are protected. The sea life at our beach is protected under the Davis-Sterling Act. Starfish may not be taken at all. Severe monetary penalties apply. A fishing license is needed for other sea life such as grunion, clams, mussels and squid.
JET SKIS are not to be launched or beached on Parcel B (Mondo's Cove). All use must be in accordance with U.S. Coast Guard's Harbor & Navigation Code Sec. 655.2. Essentially, 5 mph within 200 feet of a swimming beach or 100 feet of a swimmer.

NIGHT TIME EXTERNAL LIGHTS, NOISE, & LOUD MUSIC are not allowed during the hours of 10 pm through 7 am (Bright lights reflect off the ocean and ruin the view of the night time sky).
SEAWALLS and STAIRS are private property. Do not trespass.
SECURITY: In addition to knowing who is using your beach home, take care when walking about at night. Lock up all your possessions, including bicycles, surf boards and cars.
