4 bedroom villa, artistically restored, with original Italian period features & modern amenities. Beautiful private pool set in private landscaped gardens- breathtaking views all over the hills and the valley. All amenities are 4 km away & you are close to Perugia, Assisi, Florence, Gubbio, Sienna etc

4 bedrooms, comprising two doubles with ensuite bathrooms, one normal double and one twin. There is one additional large family bathroom in travertine marble with bath/shower.  Two of the bedrooms have walk in wardrobes.  

Very well equipped kitchen so that keen cooks can make the most of the local produce. It has an oven, dishwasher, hobs, kettle, fridge, freezer, Nespresso machine, Magimix etc. There will be basic food bits and bobs (oils, vinegars, herbs, spices, sugar etc).

The large swimming pool is open in the summer months and the lovely garden has many different areas for enjoying the sun or shade. At night you can turn off all the lights and enjoy the vast expanse of starry skies. There are several different terraces, two of which have dining tables so you can choose where to have your meals. There's a large BBQ too.

We also are well equipped for babies, with two cots, a high chair, changing mat etc. There is  TV (but no TV service at the moment) and a DVD player, or bring your cables and plug in an ipad etc. There is also WIFI but we ask that you don't use it to download films etc as it is streamed via a satellite, which also means it's a bit at the mercy of the weather. There's a stereo system and CD player which you can also play your Ipod through.

It's the perfect base for exploring both regions, with Assisi, Perugia, Florence, Gubbio, Arezzo and many other towns all in easy reach. All amenities can be found in our local town, a thriving commercial place with an historic centre, just 4km away.


Gorgeous characterful villa in Umbria with pool

Our cozy home is located in the historical centre of Città di Castello, the major stop on northern Umbria’s borderlands with Tuscany. The apartment is inside a XVI century building, second floor. Climbing stairs will worth, you'll love the east to west view from our rooftop terrace. Città di Castello is enclosed in a ring of Renaissance walls and surrounded by the countryside and has a genuine, lived-in charm. Two major Burri collections are the town’s major — but not only — must-sees for art lovers. Around 40 km east of Arezzo and 50 km north of Perugia, our town is the perfect base for day trips to Assisi, Perugia,  Arezzo, Florence and many more.

CORTONA 

A beautiful apartment in the heart of Cortona; the historic hill town that inspired the film 'Under the Tuscan Sun'. A bright, stylish living space, off the town's central piazza; with views to the distant Lake Trasimeno. From the front door you are just fifty paces from the pedestrianised shopping street - and the restaurants, cafes, bars, and stylish shops that make this such a wonderful place to stay. The apartment itself is an oasis of calm: perfect for a day's sightseeing in Tuscany.

THE APARTMENT

The palazzo retains many of its original features, including ceiling frescos in the vaulted entrance hall on the ground floor and broad stone steps up to the first floor; as well as 12ft beamed ceilings and charming floor tiles in the apartment itself. The accommodation is on the first floor, perfect for relaxing; it comprises a huge master bedroom with king-sized bed and separate seating area (including a chaise longue and armchair); a double bedroom with a queen-sized bed; a salon with two sofas and a dining table that comfortably seats eight; a fully equipped kitchen with dishwasher; a separate scullery with washing machine; and a modern bathroom with bath, WC and (please note) a small shower. There is excellent wardrobe/hanging space for clothes. Free Wifi, a 42'' Smart TV and a Bluetooth soundbar are all provided. PLEASE NOTE we are happy to accommodate as many requests as we can but we do ask for a contribution of 110 euros towards the cleaning bill.

GUEST ACCESS

Cortona is c.45 minutes by car from Perugia international airport, and Rome and Florence are accessible by train from the station at nearby Camucia. The wonderful towns of Siena, Arezzo and Assisi are all within an hour's drive. While Cortona's central zone is pedestrianised, adding to the town's charm, the apartment is accessible by car for loading/unloading luggage. Free parking is available just 100m away, in the carpark by the ancient town walls where there is also a useful petrol station. The supermarket 50 yards across the square stocks an excellent range of both basics and more rarefied items.

2 bed flat in a grand Palazzo 

Our house is a four centuries-old mill in the Tuscan country-side, completely restored, preserving its original image with a warm and cosy atmosphere where the old and the new perfectly meet. It is the ideal place to spend both a relaxing and cultural holiday.

On the ground floor there is a living-room with a fireplace, a dining room, a kitchen (equipped with all the modern comforts) a toilet and another smaller living-room, in addition to a terrace where it is possible to relax. There is also a garden equipped with tables, chairs and check-chairs. On the first floor there are two double bedrooms with private bathroom and shower and a living-room/studio with a french bed. We also have a private terrace overlooking the riverwhere you can read and relax.

The house is extremely fresh even during summer months (it is not unusual to sleep with a blanket even during August). You can swim in the stream of water underneath the house.

For point swaps, we charge the final cleaning of the house (€150). Also in case you want to swap during winter, expenses for heating will be charged separately (on consumption - no overcharge applied).

Charming old mill - Chianti Classico

Unique portion of the Podere Le Splandole is located in the hearth of the relaxing Senese countryside. The view from this property is breath-taking. The house can host up to 6 people and is made of a living room, large kitchen two bedrooms and two bathrooms. Two extra guests can be hosted in a confortable Sofa bed located in the living room. Private car access is available.

The Crete Senesi refers to an area of the Italian region of Tuscany to the south of Siena. It consists of a range of hills and woods among villages and includes the comuni of Asciano, Buonconvento, Monteroni d'Arbia, Rapolano Terme and San Giovanni d'Asso, all within the province of Siena. Crete senesi are literally ‘Senese clays’, and the distinctive grey colouration of the soil gives the landscape an appearance often described as lunar. This characteristic clay, known as mattaione, represents the sediments of the Pliocene sea which covered the area between 2.5 and 4.5 million years ago. Nearby is also the semi-arid area known as the Accona Desert. Perhaps the most notable edifice of this area is the monastery of Monte Oliveto Maggiore. The region is known for its production of white truffles, and hosts a festival and a museum dedicated to the rare fungus (genus Tuber).

The interior of the house is the work of internationally renowned designer Nobili&Palombi, who has blended modern luxury and contemporary convenience with the cosy character and welcoming warmth of traditional rural Tuscany homes.

The house has a welcoming open-plan lounge and dining space, finished kitchen featuring a range of modern appliances, indulgent bathrooms and full open window to Crete Senesi. It is looked after throughout the year by a team of dedicated maintenance staff.

Casella is a splendid stone farmhouse situated in enchanting hills with extensive views of a broad valley and the glorious landscape of Tuscany and Umbria. The fenced garden surrounding the farmhouse and its annex, is abundant in olive trees and herb bushes and blends in perfectly combination with the delightful countryside. Set in the grounds sloping down from the house is the swimming pool, the annex, situated in front the pool close to the pool house. With ample and superior quality garden furniture, the pool also boasts a room equipped for cold buffet catering. It also has shower rooms, which are very convenient whist you are enjoying the outdoor life. The interior of the farmhouse is tastefully decorated, with great attention to detail. Casella is only a short distance from the picturesque village of Preggio, with a general store and “trattorie”, serving typical regional dishes. Casella is reached via a good gravel road of approximately 200 metres.

We guarantee that if you book only the main villa the annex won't be occupied. The whole property has room for 16 people, however the property owners allow an occupancy of maximum 14 people.

Tegolaio is available for rentals and personal use for June, July and August.  We would prefer to accept a combination of points and money payments but would consider house swaps  and points between September and May.
Tegolaio is a beautifully converted tobacco barn with landscaped gardens and a large swimming pool with roman steps.  It has been fully renovated to a high standard but retains original features and has been refurbished with a homely feel  as it is primarily a family home. Tegolaio offers 4 upstairs bedrooms , 2 with ensuite bathrooms and also a family bathroom, and there is a fifth bedroom with bathroom and there is a lounge, dining room and kitchen breakfast room downstairs.The house is surrounded by beautiful terraces.  The villa is located on an Umbrian hillside overlooking Tuscany.  From Tegolaio you can visit the wonderful hilltop surrounding towns of Montone, Cortona, Perugia, Assisi, Gubbio, and many more.  Tegolaio is ideal for groups and families and has everything required for travelling with children as we have 6 grandchildren of our own.  It is the perfect retreat to relax and enjoy the slow pace of Italian life.  There are shops and restaurants locally and it is ideal for walking, cycling, golf and horse riding.
Before booking our Villa we would like to let you know that we ask guests to pay for Changover,final cleanings and linens/towels, for a total of £200 .You'll be very welcome!

Beautiful rural Tuscan house with garden and pond in between of olive trees; our property consists of three parts: The main house, a newer house with modern architectural elements and an annexe; in this presentation the newer house is described; depending on availability the whole property which can host 10 persons can be part of the swap;  the property is situated close to lake Trasimeno; it is a good location for visiting many famous sites in Tuscany and Umbria (e.g. Siena, Florence, Perugia, Assisi etc.)
